Home or Listing Commissions Real estate brokers normally charge a commission for listing and selling your home. The rate varies, both by region and according to service level. In most areas the commission is calculated as a percentage of the sales price. In our area it is most common to find consumer real estate commissions between 6% and 7% and 10% for land and commercial. Sometimes Your listing contract will specify both the amount of the commission and the timing for when it will be paid. Like everything else in real estate, commissions are negotiable.
Now, when the sale is made, that 6% (or whatever the percent was made at) is split between the Listing Agent and the Selling Agent. The Selling Agent is the one who brings the buyer.
Marketing Your Home- My Strategy

I like to take an aggressive stance in exposing your home to the buyers market- so we can connect your home with the right people! Here's how I do it:
1) Place on 7 websites and the MLS:

2) Place a prominent Century 21 Gold Post Sign & Century 21 flyer box.
3) Flyers- Place in brochure box on the property & in the Century 21 MVP office.
4) Flyers place inside the home as well as any other material that might peak interest (First-Time Home Buyers Flyer).
5) Professionally photograph the home to best advantage- use in all materials, advertising and websites.
6) Place in Homes & Land Magazine.
7) Make a notebook to be used in showings- highlighting features of the home/area.
8) Place acrylic stands around the home spotlighting features. (If Appropriate).
9) Mail & email a flyer to Century 21 Clients.
10) Create a ‘Photo Walk’ which will be placed in the Listing on the MLS.
11) Spotlight on www.DeborahKorlin.com.
12) Call Century21MVP realtors’ attention to home features at marketing meetings. Have open house for agents.
13) Consider Open House- if appropriate.
14) Use a “no money down” mortgage sign on property- if allowed.
15) Assign a telephone number so that potential buyers can call & hear a description of the property. (If Appropriate.)
16) Contact any “target” customers who might have a particular interests in the property- network with other agents on my team.
17) Consider offering “Century 21 Home Warranty” – covers you during listing period and gives buyers a high level of comfort- place a sign.
18) Mail flyers or brochures to other home owners spotlighting our property asking if they have friends who would be potential buyers.
19) Make a virtual tour to be placed on the MLS and various websites.
20) Seller to pay closing cost of buyers allowing buyers to get into property with little of no cash (adjust listing price to reflect this offer).
21) Seller to give new flooring/appliance/décor/etc allotment- if the house needs some TLC or to attract buyers who may be short on cash (adjust listing price to reflect this offer).
Discount commissions or 'Discount Brokers' There are some brokers and agents willing to list your home for less than 6- 7% that might be typical for the area. You need to be aware though, that lower commissions are nearly always tied to lower levels of service. Most agents willing to list your home for a bargain commission rate aren’t going to (can't avoid to) do any advertising or marketing of your home. They will probably just list it with the local MLS and put a sign in your yard, and that’s about it. Meanwhile, a full service, full rate agent will probably spend considerable time and money to advertise and market your home – particularly to other agents in the area. So, when considering a low commission, be sure you know exactly what you’ll be getting, and what you’ll be giving up. I feel very, very strongly that a good realtor always pays for herself/himself. I feel confident that you are going to get the service you need from me and that the value I will provide will be more than the percentage you are paying me. I would not want a bargain surgeon to operate on me; don't hire a bargain realtor to handle the most important financial asset you have, your home.
